Terms of service

These terms apply when you use the Boma app or website. By creating an account you agree to them.

What Boma does

Boma is a marketplace that connects guests with hosts offering homes for short and mid-length stays in Tanzania. Hosts, not Boma, provide the homes. Boma verifies hosts and listings, takes bookings and payments, and helps resolve problems.

Your account

• You must be 18 or older and give accurate information.
• Keep your password private. You are responsible for activity on your account.
• We may suspend accounts that break these terms, commit fraud or put others at risk.

Guests

• The price shown at checkout, including any cleaning fee, is what you pay. Boma does not charge guests a service fee.
• A booking is confirmed once payment succeeds, or when a host accepts a “reserve now, pay later” booking and you pay by the due date. Unpaid bookings expire.
• Respect the house rules, the maximum number of guests and the check-out time. You are responsible for damage caused during your stay.

Hosts

• You must have the right to rent the home, and your listing (photos, amenities, price, location) must be accurate.
• You must pass Boma’s identity and listing verification before your listing is shown.
• Keep your calendar up to date and honour confirmed bookings. You are responsible for local permits and taxes on your income.
• Boma charges hosts a 12% commission on each stay (the nightly price after discounts, plus cleaning fee). Boma sends the rest to your registered mobile-money account after the guest checks in. Guests pay no service fee.

Cancellations and refunds

Each listing has a cancellation policy (flexible, moderate or strict) shown before you book. Refunds follow that policy, and the app shows the refund amount before you cancel. If a host cancels, the guest receives a full refund.

Payments

Payments are processed by AzamPay using mobile money or card. Prices are in Tanzanian shillings (TZS).

Reviews and content

Reviews must be honest and based on a real stay. Don’t post content that is unlawful, abusive or misleading. We may remove content that breaks these terms.

Liability

Boma works to verify hosts and listings but does not own or manage the homes. To the extent the law allows, Boma is not liable for indirect losses arising from a stay. Nothing in these terms limits rights you have under Tanzanian consumer law.
